The Worcester County Registry of Deeds recorded 12 Southbridge property transfers between Aug. 14 and Sept. 12, but only two listed a sale price: $358,533 for a property with no recorded street address, and $80,000 for 12 Columbus Ave, yielding a two-sale median of $219,266. The remaining 10 transfers had no consideration recorded yet amounts, which is normal for deed records but limits market analysis. Eight of the 12 deeds named a bank, credit union, mortgage company or loan servicer, including Mortgage Electronic Registration Systems Inc, as seller or buyer. No two transfers shared a street name, and no property-type or square-footage data was available.
