Southbridge property records show 12 transfers in August, most with sale price withheld

The Worcester County Registry of Deeds recorded 12 Southbridge property transfers between Aug. 14 and Sept. 12, but only two listed a sale price: $358,533 for a property with no disclosed street address, and $80,000 for 12 Columbus Ave, yielding a two-sale median of $219,266. The remaining 10 transfers did not disclose consideration amounts, which is normal for deed records but limits market analysis. Eight of the 12 deeds named a bank, credit union, mortgage company or loan servicer, including Mortgage Electronic Registration Systems Inc, as seller or buyer. No two transfers shared a street name, and no property-type or square-footage data was available.
