Just 2 of 14 Southbridge Property Transfers Disclosed a Sale Price in July

Worcester County Registry of Deeds records show 14 Southbridge property transfers recorded between July 3 and Aug. 1, but only two disclosed a sale price: $40,000 for 40 Cole Ave. and $307,800 for an unspecified Southbridge address, producing a median of $173,900. The $307,800 sale, from Shawn P. and Jean M. Murphy to Mortgage Electronic Registration Systems Inc and Guaranteed Rate Inc, was the period's top disclosed transaction. Nine of the 14 deeds involved a bank, mortgage company or federal agency as buyer or seller, and Crestwood Drive had two separate recorded transfers. With pricing disclosed on only 2 of 14 deeds, the data does not support broader conclusions about market direction this period.
